Revitalising Forgotten Land for Sustainability & Wellbeing
The recently completed Elmsall Way Conservation Area has been a rewarding and innovative project, transforming an overlooked space into a functional and environmentally conscious green area.
For years, the disused land surrounding Elmsall Way’s balancing pond had been left neglected—overgrown, littered, and largely unnoticed. This is a common issue for balancing ponds in industrial zones, as they are often left unmanaged once sites are occupied. However, a long-standing customer saw the potential to create something truly beneficial—not only improving aesthetics and biodiversity but also providing employees with a practical and inviting outdoor space.
The revitalised area now serves two essential purposes: managing surface water runoff to prevent flooding and enhancing the wellbeing of employees by providing a recreational space within an otherwise industrial landscape.

The Importance of Balancing Ponds in Industrial Areas
Balancing ponds play a crucial role in water management, preventing excess rainfall from overwhelming drainage systems. Without proper maintenance, they can become clogged with silt and overgrowth, reducing their effectiveness. At Elmsall Way, the restoration of this pond ensures it remains fully operational, helping to control flood risk in the surrounding area.
But this project went beyond functionality—it was an opportunity to create a sustainable, multi-use green space that encourages biodiversity, offers employees a place to unwind, and improves the overall appeal of the site.

Project Highlights
Key points taken from the construction of Elmsall Way Conservation area by FME - Facility Management & Engineering and Lynx Electrical Solutions are:
✔ Environmental Restoration
The area surrounding the balancing pond was heavily overgrown with invasive vegetation, restricting biodiversity and limiting the natural function of the ecosystem. To restore balance, 60 tonnes of overgrowth were cleared, allowing native plants to thrive while maintaining a natural habitat for local wildlife. This careful approach prevents regrowth of unwanted species while supporting long-term ecological sustainability.
✔ Pond Restoration
Over time, balancing ponds accumulate silt, reducing their capacity to manage stormwater effectively. At Elmsall Way, 300 tonnes of silt were excavated and removed, restoring the pond’s original retention volume. This ensures the pond can handle heavy rainfall, reducing the risk of flooding and protecting nearby industrial units from water damage.
✔ Sustainable Pathways & Access
To improve accessibility and structure within the conservation area, we installed 950 metres of sustainably sourced, tanalised timber. This was used to construct footways and fencing, creating a natural yet durable infrastructure that blends seamlessly with the environment. These pathways now provide employees with a safe and well-defined route for walking and relaxation.
✔ Infrastructure & Security
A conservation area should be both secure and functional. We installed 400 metres of underground ducting to facilitate the addition of CCTV, bollard lighting, and controlled access points. This ensures safety for employees using the space while maintaining an open and welcoming atmosphere. The lighting also enhances visibility, making the space usable at all hours.
✔ Recreational Enhancements
To encourage outdoor use, 120 tonnes of stone and permeable, self-binding gravel were used to form structured pathways and breakout areas. These surfaces provide excellent drainage, reducing mud build-up while maintaining a natural look and feel. The addition of benches and picnic tables transforms the space into a practical and inviting rest area, allowing employees to enjoy their surroundings during breaks.
